How Your Lease Works

The first step to living at Evolve is filling out your application and signing your lease. Wondering how your lease will work at our apartments near GVSU? Below, you’ll find all the information you’ll need to know about leasing at Evolve.


At Evolve Allendale, we rent apartments by the bed. That means that your lease will be an individual lease as opposed to a joint lease. What’s the difference? It means that you’re only responsible for your own portion of the cost of the apartment, and won’t be on the hook for anybody else! See the differences between individual leases and joint leases below:

  • Individual Leases
    • Each roommate signs his or her own individual lease document.
    • Each roommate is then held responsible for his or her own portion of rent and of the apartment.
    • You will not be held responsible for the actions of any roommates. If they break their lease or their rent payment is late, you will not be affected.
  • Joint Leases
    • All roommates sign one single lease document.
    • All roommates are held responsible for everything in the apartment, including each other’s rooms and shared common areas.
    • You will be held responsible for the actions of your roommates. If they break their lease, for example, you and the remainder of your roommates will be responsible to pay the difference.



At Evolve, you’ll pay rent monthly. Your lease outlines the terms of your payment. You will only be responsible for your portion of the rent and will not be held accountable for any other roommates.
We provide our residents with logins to our online Resident Portal, where you can pay rent from anywhere, schedule maintenance requests, and more.



At Evolve, most of our residents are required to provide our leasing office with a guarantor before signing their lease. A guarantor is just a third party that can ensure timely payment of rent each month. This is usually a parent, grandparent, aunt, uncle, or guardian of the resident. Most of the time paying rent is not an issue for residents, but just in case there’s ever a time you need a little backup, your guarantor can be there to save the day!
