What’s included in the rent?

evolve’s rent makes life easy. Your rent includes: these utilities (water, sewer, trash pickup, snow removal), premium cable, high-speed internet, full size washer & dryer, access to all of evolve’s amenities, and a wonderful staff that is there to help you anytime you need them.

Will my apartment come furnished?

evolve is fully furnished with a full-sized bed, large desk and chair, and dresser. The living area comes with a comfortable couch, chair (depending on the floorplan), coffee table, and TV stand with a flat screen TV. The kitchen comes fully equipped with stainless steel energy efficient appliances, full sized refrigerator with icemaker, dishwasher, dining room table with chairs, and full size washer & dryer.

What’s an individual lease?

An individual leases means you are only responsible for your portion of rent. Although you may have roommates that share the common areas of your apartment, you are not financially responsible for them and their names are not on your lease.

Do I need someone to co-sign my lease?

Only the person living in the unit needs to sign the lease; however, if you don’t qualify for the credit portion of the application, you will need a guarantor to sign a guaranty form.

What is a guarantor?

A guarantor is someone who guarantees timely payment on the lease. In the case of student living, a guarantor is usually a parent, guardian, or someone else who is financially stable. We require a guarantor only when the person living in the unit is unable to meet application’s credit qualifications.

Is there an application fee and/or security deposit?

There is a $50 application fee and $150 redecoration fee which covers a background check on the resident and credit check on the guarantor. We do not require a security deposit. Contact our leasing office to learn more about pricing and deposits.

Do you allow pets?

Pets are allowed at evolve! Please contact the leasing office for details, restrictions, and associated costs.

Do you offer roommate matching?

Yes! If you don’t have roommates in mind (or enough to fill the units in the apartment of your choice) but want to reserve your spot to live at evolve before it’s too late, we’ve got you covered. We offer a roommate matching program that gives you the freedom and control to determine who you’ll live with.

What kind of security is at evolve?

Safety at evolve is our utmost concern, and we provide more security features than you may find anywhere else. evolve is a gated community with electronic access, 24 hour on-site staff and emergency maintenance.

How do I receive mail and packages

Your mail will be delivered to your apartment’s mailbox located on evolve’s property. If you receive a package that doesn’t fit in the mailbox, you will receive a key or notice in your mailbox with instructions to pick up from the onsite office or nearby parcel locker. Other carriers may deliver to your apartment door.

Is there parking?

Parking is included at evolve! evolve offers the option to upgrade to a covered and/or reserved parking space for a premium if you would like to fight the chill of the West Michigan winters. evolve also has plenty of onsite car, scooter, and bicycle parking options. Please contact the office for further details.

Can anyone access the amenities?

Not at all. We ensure only you and your guests are frequenting the amazing amenities we have to offer at evolve.

What if I have a maintenance request?

If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

How much is rent?

Rent varies depending on the size of the unit and floor preference. Please contact our leasing office to learn more about pricing before units sell out.
