What’s included in the rent?

Rent includes access to all of the community’s amenities, premium cable, high-speed internet, full-size in-unit washer & dryer, 24/7 contact with our friendly staff, as well as the following utilities:

Will my apartment come furnished?

Yes! evolve student apartments come fully furnished. Specifications may depend on the floorplan, but the following come with each unit:

    • Chair (depending on floorplan)

What’s an individual lease?

An individual lease, or “by-the-bed”, means that each tenant is individually responsible for their portion of the rent. If you have roommates who share the common areas of the apartment, you are not responsible for their portion of the rent. Find out how our leases work here!

Do I need someone to co-sign my lease?

No. You do not need a co-signer. We only require the person on the lease to sign it. However, if you do not qualify for the credit or income requirements of our application, you will need a guarantor to guarantee the financial portion of the lease agreement.

What is a guarantor?

A guarantor is a third party outside the lessor and the lessee who ensures timely rent payments. If an applicant does not meet our credit requirements, they will require a guarantor. For most of the residents in our student housing units, guarantors are often parents or guardians.

Is there an application fee and/or security deposit?

We require an application fee to cover the cost of a background and credit check and a redecoration fee for all new residents. We do not require a security deposit at evolve. If you have more questions about pricing and deposits, please contact our leasing office!

Do you allow pets?

Yes! You may have pets in your unit at evolve. We are among some of the few Allendale apartments near GVSU® that allow pets! Contact our leasing office for related details, restrictions, and associated costs.

Do you offer roommate matching?

Roommates wanted? If you don’t have enough roommates to fill the floorplan you’d like, but want to reserve a spot at evolve before all the units are full, don’t worry! Whether you’re new to Grand Valley State®, looking to meet new people, or just a few roommates short, we can help fill your apartment with roommates that fit your criteria! What kind of security is at evolve?

The safety of our residents is our number one priority at evolve. We are a gated community with electronic access, 24-hour on-site staff, and emergency maintenance services. We also have an on-site security guard to help ensure optimal protection.

How do I receive mail and packages?

Each unit has its own mailbox located on evolve’s property. If you receive a package in the mail that doesn’t fit in your unit’s mailbox, you’ll receive a key or notice in your mailbox with instructions to pick up your package from our office or in a nearby parcel locker. Some carriers may deliver packages to your apartment door.

Is there parking?

Yes. Parking is included at our student living property. We offer the option to upgrade to covered and/or reserved parking spaces. We also offer onsite scooter and bicycle parking options. Feel free to contact our leasing office for further details.

Can anyone access the amenities?

Our amazing amenities are available to residents and guests of residents only.

What if I have a maintenance request?

Maintenance requests can be filed on our easy-to-use online resident portal. You are also welcome to stop by or call the front desk during office hours. For emergencies, we have 24-hour assistance available.

How much is rent?

Rent varies depending on factors like size of the unit and floor plan preference. For specific pricing, please contact our leasing office.
